Roof Repair in San Diego
Pioneer Roofing Company fixes leaking and damaged roofs across San Diego County: asphalt shingle, clay and concrete tile, metal and flat roofs. Should You Repair or Replace Your Roof?
Pioneer Roofing Company recommends a repair when the damage is limited to one area and the rest of the roof still has useful life. Replacement makes more sense when damage is spread across the roof, the underlayment is worn out, or leaks keep coming back after proper repairs. We tell you which one applies before we quote.
Some homeowners call us after another company said the whole roof has to go. Sometimes that's right. Sometimes a targeted repair buys you time.
| What we look at | Repair usually makes sense | Replacement usually makes sense |
|---|---|---|
| Extent of damage | One area: a valley, a chimney, a few tiles or shingles | Spread across several slopes |
| Underlayment | Sound outside the damaged spot | Worn out across large sections |
| Leak history | First leak, or a cause we can point to | Leaks return after proper repairs |
| Cost over time | One repair solves it | Repeat repairs would cost more than a new roof |
"We talked with another company that said we would need to purchase a whole new roof. When we called Pioneer they said they could patch and repair the spots that needed it to let us get by for another year or two. They were a total lifesaver and so far all of their repairs have held up."

When replacing is the better deal, we'll tell you (here's what a full roof replacement involves). Regular roof maintenance catches small problems early.
What Roof Repairs Do We Handle in San Diego?
Pioneer Roofing Company repairs asphalt shingle, clay and concrete tile, metal, and flat or low-slope roofs (TPO, PVC and modified bitumen) across San Diego County. That includes leaks, flashing at chimneys, vents and skylights, wind-lifted shingles, ridge caps, drip edges, storm damage and emergency tarping, for homes, HOAs and commercial buildings.
Clay and concrete tile
Tiles crack and slip, but the layer that actually keeps water out is the underlayment beneath them, and San Diego sun wears it down. So tile roof leaks usually come from the underlayment or the flashing, not the tile you can see. We reset slipped tiles, replace cracked ones and repair flashing. If the underlayment is worn out across a big section, a patch won't hold, and we'll say so. More on clay and concrete tile roof repair.
"After contracting a roofing company that said it could repair a leak on our Spanish style clay roof tile but could not do it right. … I am so happy I found Pioneer Roofing Co. They were fast to respond, knowledgeable, and they repaired the flashing in three sections of the roof including a chimney for a decent price and in an incredible short time."

Asphalt shingle
Santa Ana winds and winter storms lift shingle edges and sometimes tear shingles off. Sun curls them and strips their granules. We replace missing shingles, reseal lifted ones and fix the vents and ridge caps around them. Mark F., Google review: "Spencer came out and replaced the missing shingles and re-sealed our vents."
Flat and low-slope roofs
TPO, PVC and modified bitumen roofs fail at seams, around drains and where the membrane blisters. We patch and reseal membranes and look at why water pools. See flat roof ponding repair and our commercial roofing work.
Metal roofs
Metal leaks at seams, fasteners and wherever a pipe or vent comes through. We seal seams and repair those penetrations. More on metal roofing.
Flashing, vents, chimneys, skylights and solar mounts
Flashing seals the joints where your roof meets a chimney, wall, skylight or vent. Salt air corrodes it near the coast; elsewhere the sealant dries and cracks. We re-flash and reseal. Solar mounts go through the roof too, and a badly sealed one leaks.
Why Do San Diego Roofs Leak?
San Diego roofs usually leak when winter rain finds damage that built up during the dry months. UV breaks down shingles and the underlayment under tile, salt air corrodes flashing near the coast, and wind lifts shingles and drops debris.
The stain on your ceiling often isn't right under the hole. Water runs along the underlayment or a rafter and drips wherever gravity takes it, sometimes several feet away. Patch the spot above the stain and the ceiling can be wet again by the next storm. Finding the real entry point is what roof leak detection is for.
Signs Your Roof Needs Repair
- Water stains on ceilings or in the attic
- Drips or damp spots after rain
- Missing, curled or cracked shingles, or cracked and slipped tiles
- Flashing that's bent, rusted or pulling away
- Soft or sagging spots
- Granules piling up in the gutters
- Mold or moss along the eaves

How Do You Find and Fix a Roof Leak?
Pioneer Roofing Company fixes a roof leak by tracing it to where water enters, which often isn't above the stain. Common entry points are flashing, vents and other penetrations, and worn underlayment under tile. A repair that lasts fixes that source. Painting over the stain or caulking the nearest seam doesn't.
- You call or request a quote. Tell us where the stain is and when it shows up.
- We inspect the roof. We use drone imaging and thermal scanning where they help us see damage that is hard to reach or hidden.
- You get a written quote that explains what's wrong and whether we recommend repair or replacement.
- We make the repair: reseal, re-flash, reset or replace tile, replace shingles, or patch the membrane.
- If something still isn't right afterward, tell us.
"Solar company damaged my roof when adding more panels. Pioneer was contracted to do repairs. Still had a small leak but they came right back and all is well now. Have had rain on 3 or more occasions and no leaks."

What Counts as an Emergency Roof Repair?
An emergency roof repair is damage that's letting water into your living space right now, or storm and wind damage that leaves the roof deck exposed before more rain arrives. Pioneer Roofing Company handles these by stopping the water first, with emergency tarping where needed, and then making the permanent repair.
"Pioneer repaired our roof where it was massively leaking into our front porch right before several inches of rain, no leaks post repair!"
Michael G., Google review
Right now, stay off the roof, put a bucket under the drip and take photos. Then call (619) 432-7663. More on emergency roof leak repair and storm and wind damage repair.
