Commercial Roofing Contractors in San Diego
Many calls to commercial roofing contractors in San Diego come after the first real rain of the season, when water drips through a ceiling tile onto a sales floor or a tenant's desk. Pioneer Roofing Company installs, repairs, coats and replaces flat and low-slope commercial roofs across San Diego County: TPO, PVC, modified bitumen, built-up (BUR) and metal. Before we quote, we inspect the roof, with drone imaging and thermal scanning where they help. That tells you whether it needs a repair, a coating or a re-roof, and the written quote is built around that answer.
Pioneer Roofing Company LLC is a family-owned roofing contractor in San Diego, California, licensed by the CSLB (C-39 Roofing, #1060507). What Does a Commercial Roofing Contractor in San Diego Do?
A commercial roofing contractor in San Diego installs, repairs, maintains and replaces the roofs on business and multi-unit buildings, which here mostly means flat or low-slope membrane roofs, plus metal. At Pioneer Roofing Company that covers:
- Commercial roof repair: leaks, open seams, punctures, and failed flashing at drains, skylights and HVAC curbs (roof repairs).
- Commercial roof installation and replacement: new systems and full re-roofs (roof replacement).
- Coatings and restoration: a new waterproof surface over a worn but sound membrane (flat roof coating and waterproofing).
- Inspections and leak detection: drone and thermal surveys that find damage you can't see from the roof surface (roof inspections, leak detection).
- Preventive maintenance: scheduled checks of drains, seams and flashing (roof maintenance).
We work on offices, apartments, retail centers, warehouses, restaurants and industrial sites, along with HOA communities and multi-family housing.
Which Commercial Roof Systems Do We Install?
Pioneer Roofing Company installs and repairs TPO, PVC, modified bitumen, built-up and metal commercial roofs, and applies coatings over existing membranes. Which one fits depends on what happens inside the building, what sits on the roof, and how close it is to the ocean.
| System | What it is | Usual fit | San Diego note |
|---|---|---|---|
| TPO | White single-ply membrane, heat-welded seams | Warehouses, retail, offices | Reflective surface; a common pick when a re-roof must meet cool-roof rules |
| PVC | Single-ply membrane, heat-welded seams, holds up to grease | Restaurants, kitchen exhaust areas | Grease from exhaust fans breaks down some other membranes |
| Modified bitumen | Asphalt-based sheets in layers, often torch-down | Older and smaller low-slope roofs | Worn mod-bit is often a coating or re-roof candidate, depending on what's underneath |
| Built-up (BUR) | Plies of felt and asphalt, often with gravel | Older commercial and industrial buildings | Water can travel between plies before it shows inside |
| Metal | Steel panels, standing seam or exposed fastener | Warehouses, industrial | Near the coast, salt air attacks fasteners and flashing first |
| Coatings | Liquid-applied waterproof layer over the existing roof | Sound roofs with surface wear | Only over a dry roof; wet insulation comes out first |

Should You Repair, Coat or Replace a Commercial Roof?
Repair a commercial roof when the damage is limited to a few spots and the insulation underneath is dry. Coat it when the membrane is worn on the surface but still sound and the insulation is mostly dry. Re-roof when wet insulation is widespread, the membrane has failed across large areas, or leaks keep coming back after proper repairs.
The insulation decides which of the three you need, and it's the part nobody sees. Water that gets through one open seam soaks into the insulation board and spreads sideways while the membrane on top looks fine. Wet insulation holds heat differently from dry insulation, so it shows up on a thermal scan, and the drone adds the overhead view of every drain, seam and rooftop unit. The quote then covers the whole roof, not only the spot above the leak. (Spray a coating over soaked insulation and you've sealed the water in. That roof still has to come off.)
| What we look at | Repair | Coat (restore) | Re-roof |
|---|---|---|---|
| Wet insulation on the thermal scan | None, or a small area fixed in the repair | Small areas, replaced before coating | Large sections |
| Membrane | Sound except at the damage | Weathered on the surface, still well attached | Split, shrunk, blistered or loose over large areas |
| Leak history | First leak, or a cause we can point to | Small leaks at seams and flashing | Leaks return after proper repairs |
If another contractor told you the whole roof has to come off, get a second look before you sign. This review isn't from a commercial client, but it's the call we try to make on every roof:
"We talked with another company that said we would need to purchase a whole new roof. When we called Pioneer they said they could patch and repair the spots that needed it to let us get by for another year or two. They were a total lifesaver and so far all of their repairs have held up."

What does Title 24 mean for a commercial re-roof?
California's Title 24 energy code (Part 6) requires a cool roof when you replace, recover or recoat a large enough share of a nonresidential low-slope roof. The California Energy Commission currently lists the trigger as more than half the roof area or 2,000 square feet, whichever is smaller. The new surface has to meet minimum aged solar reflectance and thermal emittance values, which usually means a rated white membrane such as TPO or PVC, or a rated reflective coating. There are exceptions, and the permit is where compliance gets checked. Ask us whether your project triggers it before you choose a system.
Why Do Flat Roofs Leak on San Diego Commercial Buildings?
Flat roofs on San Diego commercial buildings usually leak where the membrane is interrupted: seams, drains, and the flashing around HVAC curbs, vents, skylights and solar mounts. Months of dry sun harden sealants, and the first winter storms find whatever has opened up.
- Ponding water. Water still sitting days after a storm ages the membrane and finds weak seams. Clogged drains or a sagging deck are the usual causes; tapered insulation, crickets or added drains fix it. See flat roof ponding water repair.
- Seam and membrane failure. Single-ply seams open. Mod-bit and BUR blister and crack.
- Penetration flashing. Every HVAC curb, pipe, vent and skylight is a hole sealed by flashing. On a leaking flat roof, look there first.
- Foot traffic. HVAC techs, dropped tools, a cable installer in work boots.
- Wind at the edges. Santa Ana winds pull at edges and corners, then get under the membrane. See storm and wind damage repair.
- Wet insulation. The leak that hasn't reached the ceiling yet.
A warehouse in Oceanside and one in El Cajon wear out differently: near the coast, marine air corrodes metal flashing, fasteners and decks, while inland roofs take more heat and UV and harder Santa Anas.
How Does a Commercial Roofing Project With Pioneer Work?
A commercial roofing project with Pioneer Roofing Company goes from your call to a roof survey, then a written quote, then the work.
- You call or request a quote. Tell us the building type, the rough roof size if you know it, and what's going on: a leak, ponding, or a roof you need to budget for.
- We inspect the roof, with drone imaging and thermal scanning where they help.
- You get a written quote that explains what's wrong and whether we recommend a repair, a coating or a re-roof.
- We schedule the work with you.
- We do the work. If something still isn't right afterward, tell us.
How Do We Work With Property Managers and HOA Boards?
Property managers, facility managers and HOA boards can use Pioneer Roofing Company as one roofing contractor for inspections, repairs, coatings and re-roofs across all their buildings.
We recommend inspecting commercial roofs twice a year, before and after the rainy season; our 12-point commercial roof inspection checklist lays out what to check. Setting next year's capital budget? A survey shows which roofs need work now and which can wait, so the number you take to the owner or the board comes from the roofs themselves. See also HOA roof repairs and multi-family housing roofing.
How Much Does Commercial Roofing Cost in San Diego?
Commercial roofing cost in San Diego depends on the roof's size, the system, how much wet insulation sits underneath and how easy the roof is to reach, so Pioneer Roofing Company prices each job after inspecting it, in a written quote. What moves the number:
- Roof size, and the number of penetrations and rooftop units
- The system, or a coating instead of a new system
- How much wet insulation has to be replaced
- Tear-off versus recovering over the existing roof
- Drainage fixes such as tapered insulation or new drains
- Building height, material staging and allowed work hours
- Title 24 cool-roof requirements, if triggered
We don't publish commercial price ranges. A small restaurant roof and a large warehouse roof don't belong in the same range, and a number on a web page can't see your insulation. Quotes are free. Ask whether financing is available for your project.
How Do You Choose a Commercial Roofing Contractor in San Diego?
To choose a commercial roofing contractor in San Diego, confirm a C-39 Roofing license on the CSLB website, get a written quote that names the actual problem, ask who backs the warranty and what keeps it valid, and read recent local reviews. Be wary of anyone who recommends a full tear-off without showing you why.
- License: CSLB C-39 Roofing, #1060507. Check it with the CSLB Check a License tool.
- Ownership: family-owned since 1980; owner Spencer is named in many of our Google reviews.
- Reviews: rated 4.9 on Google.
- Quotes: free, and in writing.
On warranties, ask every contractor (us included) to put the terms in writing before you sign: manufacturer's system warranty, contractor's workmanship warranty or both, what's covered, and what maintenance keeps it valid.
"Spencer from Pioneer Roofing showed up for a roof leak at our Chula Vista home and gave us a quote and was upfront about our situation. … Highly recommend."

Commercial Roofing FAQs
How often should a commercial roof be inspected?
A commercial roof should be inspected twice a year, before and after the rainy season, and again after a major storm. A clogged drain or an open seam left alone for one rainy season can turn into a section of wet insulation.
Can you coat my roof instead of replacing it?
A coating can stand in for a re-roof when the membrane is still sound and the insulation underneath is mostly dry, and the thermal scan tells us which case you're in. Recoating a large share of a low-slope commercial roof can also trigger Title 24's cool-roof rules, so the coating has to be a rated reflective product.
Do you install EPDM or spray foam roofs?
Our commercial work centers on TPO, PVC, modified bitumen, built-up and metal roofs, plus coatings. If your building has an EPDM rubber or spray foam (SPF) roof, call and tell us what's up there, and we'll tell you straight whether it's a job for us.
Will roofing work shut down my business?
Most commercial roof work happens on the roof, not inside, so many buildings can stay open while it's done. Before work starts, tell us your operating hours, tenant access and delivery times, and ask how the schedule handles them, including any work over an occupied space.
What should I do if my commercial roof is leaking right now?
Move people, inventory and equipment away from the drip, put a container under it, take photos, and stay off a wet roof. Then call (619) 432-7663. More on emergency roof leak repair.
