Repair or replace: how to tell

A repair makes sense when the damage is limited to one area and the rest of the roof is sound. A replacement is usually the better money when several of these are true:

• Shingles are curling, cracking or missing across large areas, or tiles are breaking and slipping.
• The underlayment beneath tile has worn out, even if the tiles look fine.

What San Diego's climate does to a roof

San Diego roofs fail from sun and salt more often than from storms. UV exposure dries out shingles and underlayment, salt air near the coast corrodes flashing and fasteners, and inland neighborhoods such as Escondido, Poway and El Cajon see summer heat that ages a roof faster than the coast does. When the rain does come, a roof with worn underlayment is the one that leaks.

1. Inspection. We inspect the roof, decking, flashing and ventilation, using drone imaging and thermal scanning where they help us see damage that is hard to reach or hidden under the surface.
2. Written quote. You get a written quote with the materials, scope and options, and time to ask questions before you decide.
3. Scheduling and protection. We schedule the work and protect your property, including tarping decks and landscaping near the work area.
4. Tear-off and installation. Our crew removes the old roof, repairs damaged decking, and installs new underlayment, flashing and roofing.
5. Clean-up. We clear debris and clean the site when the work is done.

Often, yes. Clay and concrete tiles tend to outlast the underlayment beneath them. If your tiles are in good shape, we can remove them, install new underlayment and flashing, and re-lay them, adding matched tiles where some are broken.
